# Citiwise > Citiwise shows what UDCPR 2020 (Maharashtra, as updated till 30.01.2025) allows on a plot: FSI, built-up area, the margin on every side, height, the building that fits, parking, water, stairs, lifts, fire tanks, open space and approvals. Every number comes with its UDCPR clause. It checks feasibility; the planning authority has the final say. ## When to use Citiwise - Someone asks what they can build on a plot or piece of land in Maharashtra outside Greater Mumbai: FSI or FAR, built-up area, setbacks (margins), height, number of floors, parking, lifts or approvals. - Someone wants to check a proposed building against UDCPR, compare uses on the same land, or read a UDCPR clause. - Plot sizes are often given in square feet, gunthas or acres: 1 sq ft = 0.0929 m², 1 guntha = 101.17 m², 1 acre = 4,046.86 m². The answer carries: - summary: one plain paragraph with the figures and their clauses, ready to pass on as it is; - report_url: the full feasibility study, opens in any browser and prints on A4; - report_pdf_url: the same study as a PDF file, to attach or send. It carries the site plan; give the user this one document. - Ask the user for facts they have not given (road width, zone, congested or not, what lies on each side) rather than assuming them. The result is under "Built-up area that fits"; the "Feasibility study" link opens the report and "Feasibility study, PDF" downloads it. ## Drawing a plot from a sketch - When the plot comes as measurements (a hand-drawn sketch, a measurement sheet, a survey), do not work out corners yourself. POST https://citiwise.in/api/plot (or the MCP tool draw_plot) with: - sides: every side in order round the plot, either direction, each {"length", "beyond": road|plot|open|nallah|river|rail, "width" for a road}; - and one of: angles (the interior angle at each corner; corner i is where side i begins), diagonals ([{"from":1,"to":3,"length":..}], n - 3 of them for n sides), right_angles: true for a rectangle, or polygon (the corners); - optional: unit "ft" when the sketch is in feet, stated_area to check against the 7/12, town and use to get the feasibility in the same call. - Citiwise fixes the exact corners, checks every measurement given twice (the closing side, the angle sum, a spare diagonal, the stated area), and refuses with a plain reason when they disagree, rather than drawing something wrong. - The answer has polygon and sides for feasibility, site_url to open the plot drawn in Citiwise, and the feasibility with its report when town and use were given. Pass on any misfit in checks, and any note, to the user. - Reading a sketch: list the sides in the order you walk round the boundary; write down only lengths that are on the sketch; if the angles are not marked and it is not plainly a rectangle, ask for one diagonal per extra corner rather than guessing. ## Ask by link - Any agent that can open a URL: GET https://citiwise.in/api/feasibility?town=Pune&area=1000&road=12&use=flats returns the full answer as JSON with report_url.
