Project Plan

Know what your land can become before you spend on it.

The feasibility study tells you what the rules allow on a plot. The Project Plan takes it one step further and draws the building: how many flats the land can carry, how big each one is, how much you can sell, and the plans you need to talk to a partner, a buyer or a bank. It is prepared for plots of 500 m² and above, anywhere in Maharashtra where UDCPR applies.

How it works

  1. Send us your study. Make the free feasibility study for your plot on Citiwise and send us its link, with any land documents you have.
  2. We tell you honestly whether you need a plan. Within one working day, and at no charge, we tell you whether the plot is ready for a Project Plan or what needs to be settled first. Sometimes the answer is that you do not need one yet.
  3. You receive the plan in 7 days. Once the fee is paid, we draw the plan and send it within 7 days, or 14 days for plots above 2,000 m², with one round of changes in that time.

The set comes as an A3 PDF and as AutoCAD drawings. It is yours to use as you like, and any architect can carry it into the drawings for building permission.

Fees are plus GST and paid before work begins. Above 4,000 m², a plot is planned as a layout, with internal roads, amenity space and inclusive housing, and is quoted separately. There is nothing else to pay, and nobody will call you to sell you anything more.

If, in the first two days, we find that the plot cannot carry a sensible project, we tell you why and return the fee in full.

Questions

Do I need to own the land already?

No. Most plans are made before a purchase or before a joint development agreement is signed, when knowing the number of flats matters most.

What do you need from me?

The feasibility study, the 7/12 extract or property card, the measurement sheet, and the DP remark or zone certificate if you have them. We tell you if anything else is needed.

Is the Project Plan a building permission?

No. It shows what the land can carry under UDCPR and how the building can be laid out. Building permission is granted by the Planning Authority on drawings prepared for it, which the Project Plan does not include, along with structural design and site supervision.

My plot is smaller than 500 m².

The free feasibility study already gives you the built-up area, the margins, the height and the parking for your plot, and for most smaller plots that is what you need.
