Citiwise reads UDCPR 2020 as updated till 30.01.2025 and shows what it allows on the plot details you give it. It is a feasibility check, not a sanction, a legal opinion or professional advice. Your planning authority has the final say.

It can get things wrong. Rules change and software has bugs, so check every number you rely on against its clause, and with a qualified professional, before you buy land, sign anything, design or apply.

The answer is only as good as what you enter. For plot area, use the smallest of the 7/12, the measurement sheet and the actual site.

Citiwise may change, limit or withdraw any part of the service.
