UDCPR 2020 as updated till 30.01.2025. Every test below last ran on 10.10.2026.

People buy and price land on these numbers, so here is exactly how we test them. The main test is against real scrutiny reports: 328 of them, holding 5,602 values the authorities worked out. Citiwise can still get things wrong, which is why every number has its clause next to it. Check the ones you are relying on.

We do not keep or show anything personal from those reports. They are only used to test the rules.

How a number is made

  1. Every rule value comes from UDCPR's own tables and text. Where a figure is indicative, like fire tanks, the report says so.
  2. Where UDCPR leaves room for reading it two ways, Citiwise follows the text and tells you.
  3. The site and the connector run the same rules, and we test one against the other on every change.
  4. Whenever a rule changes, it goes in the changelog with its clause.

Covered

Every authority that follows UDCPR, on a plot of any shape. It gives you the area statement in the Proforma I format, FSI, premium and TDR by road width, road widening and in-situ TDR, height, and margins on every side for congested and non-congested areas, including plots with more than one road, a nallah, a river or a railway. It also covers special buildings, minimum plot sizes, parking, water, sanitation, stairs, lifts, refuge areas, fire tanks (indicative), open space, amenity space, inclusive housing, and the NOCs your height, use or location triggers.
