What you can build on a plot in Ashti (Wardha)
UDCPR 2020 as amended to 30.01.2025
Ashti (Wardha) is a Nagar Panchayat. Building here follows UDCPR 2020, the Unified Development Control and Promotion Regulations for Maharashtra, as amended to 30.01.2025. The tables below show what the rules allow for common plot sizes and road widths, with the clause for every figure. They assume a plot in the residential zone, outside the congested area unless the table says otherwise. For your own plot, with its exact area, roads and neighbours, open it in Citiwise.
These rules are the same across Nagar Panchayats. See them by road width, with the built-up for any plot area.
Built-up allowed for flats
The most built-up the rules allow on the plot, with premium FSI, TDR and ancillary area, and what remains without TDR. Non-congested area, residential zone.

The building that fits, with its margins, height and parking. The building is indicative; the margins grow with height, so a taller or shorter building changes them.

| Floor plate | 657 m² | 6.2.3, 6.2.6, 6.10.1 |
| Built-up that fits | 3,200 m², 34,445 sq ft | 6.2.3, 6.2.6, 6.10.1 |
| Front margin | 3 m | 6.2.6; 6-D |

| Parking for 42 flats of 60 m² carpet | 9 cars and 44 two-wheelers | 8.2.1, 8.2.2; Table 8-B, 8-C; 8-B note vii |
Above the height in Table 6-D for the road width (G+2 or stilt+3, 10 m or 15 m, excluding parking floors up to 6 m), side and rear margins are H/5, maximum 12 m (6.2.3).
