Above the height in Table 6-D for the road width (G+2 or stilt+3, 10 m or 15 m, excluding parking floors up to 6 m), side and rear margins are H/5, maximum 12 m (6.2.3). Some Planning Authorities read side margins by plot area (3 m); to be verified.

Congested area margins apply below 15 m. From 15 m to below 24 m, side and rear margins increase by 1 m and the front margin is unchanged. From 24 m, the non-congested area margins apply (6.1.1(vi)).

UDCPR 2020 allows up to 2,240 m² of built-up for flats, with premium FSI, TDR and ancillary area, or 2,240 m² without TDR (Table 6-G; Appendix A, Proforma I).

What is the front margin on a 12 m road in a Regional Plan area?

3 m from the road for a building of 9 m (6.2.6; 6-D).

What is the height limit for a building in a Regional Plan area?

50 m (6.10.1). The Planning Authority limit excludes parking floors up to 6 m; the road width limit applies to the full height (6.10.1).
