CIDCO is the City and Industrial Development Corporation. Building here follows UDCPR 2020, the Unified Development Control and Promotion Regulations for Maharashtra, as updated till 30.01.2025. The tables below show what the rules allow for common plot sizes and road widths, with the clause for every figure. Built-up allowed for flats

The most built-up the rules allow on the plot, with premium FSI, TDR and ancillary area, and what remains without TDR. Non-congested area, residential zone.

Congested area margins apply below 15 m. From 15 m to below 24 m, side and rear margins increase by 1 m and the front margin is unchanged. From 24 m, the non-congested area margins apply (6.1.1(vi)).

UDCPR 2020 allows up to 3,600 m² of built-up for flats, with premium FSI, TDR and ancillary area, or 2,560 m² without TDR (Table 6-G; Appendix A, Proforma I).

What is the front margin on a 12 m road in a CIDCO area?

3 m from the road for a building of 18 m (6.2.6; 6-D).

What is the height limit for a building in a CIDCO area?

As approved by the Fire Department (6.10.1(i)). Fire NOC required above 24 m, special building (2.2.11).
